It is estimated that at least one third of Muslims will refuse conventional mortgages because they violate shariah law, Islam's guiding body of rules, by charging interest. As a private mortgage investor, you may be able to find a way for this to work for you. &lt;br /&gt;&lt;br /&gt;A shariah-approved mortgage could be structured as a co-ownership between the buyer and the lender in which the buyer leases to own.&lt;br /&gt;&lt;br /&gt;In Canada, shariah-compliant mortgages are between 100 and 300 basis points more expensive than conventional mortgages. In the United States, however, the spread narrows to between 40 and 100 basis points.&lt;br /&gt;&lt;br /&gt;About 40% of the 7.5 million Muslims in the United States do not own a house. Rental Income</title><content type='html'>Let’s imagine that you bought a house and you are renting it to tenants for $1000 per month. If the house cost you $100,000, you are getting a return on investment (ROI) of 12%. This sounds great, but it is not the whole picture.&lt;br /&gt;&lt;br /&gt;In real life, if you bought either house, where would most of your rental income go? You would be spending a good portion of the $1000 a month. It would go not only to the bank in the form of a mortgage payment, but it would also go into the maintenance of the property.&lt;br /&gt;&lt;br /&gt;Every time a toilet leaks or a hot water heater fails, part of your interest is eaten up. Yes, you are building equity, but at a very slow rate. In the meantime, you are dealing with tenants.&lt;br /&gt;&lt;br /&gt;It seems to me that the bank has it pretty good. They just collect the mortgage every month. They are not in charge of toilets and tenants. Even if a property goes into foreclosure, they have attorneys to take care of it. In addition to earning a much higher interest rate (typically between 12 and 16% and sometimes even more) than stocks and bonds, private mortgages are much safer. As long as you keep your loan to value rate at no more than 70%, view the property yourself, and get signatures on the necessary paperwork, there is simply no risk. Some mortgage brokers match individuals with cash to real-estate investors buying properties either in foreclosure or for the purpose of fixing and flipping it. Although these are not necessarily bad investments, they are sometimes more volatile. It is very important when choosing to use private mortgages as an investment to understand what you are investing in. Many first lien mortgage programs do not deal with individuals buying homes that simply cannot get a regular bank loan. If you do choose to go with a foreclosure or for a flip home, be sure to follow the same principles outlined in my book and in other entries on this blog. According to Wikepedia:&lt;br /&gt;&lt;br /&gt;These are often used to finance projects that are unconventional, great deals, or where money is needed quickly. Typically hard money lenders will lend 70-80% of the value of the property regardless of the sales price (unlike banks). They will typically close loans in 2-7 days. Credit scores and income are often overlooked by hard money lenders, however they may ask to see a business plan or exit strategy for the project. They may get paid via points (e.g. 1 point equals one percent of the total amount borrowed), interest rate (10-20% per year is common), and an equitable interest. These will vary based on the size of the project and the agreed upon contract. This may sound technical, but it is terribly easy. It is the ratio of the loan on the mortgage compared to the value of the mortgage - this is done by dividing the loan by the value.&lt;br /&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style=""&gt;Let's look at a quick example. If you loan $70,000 on a $100,000 house, your loan to value (LTV) is 70%. If you only loaned $50,000 then your LTV would be 50%. The lower your LTV, the safer your investment.&lt;br /&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style=""&gt;Most successful private mortgage investors do not loan out more than a 70% LTV. Additionally, they do NOT loan out on a second mortgage, even if the LTV is great. Why? If the house forecloses, the person/bank holding the first mortgage gets paid first. However you will own it at a discount from the appraised value and on this basis it is a less risky way of investing than ownership.
